Cobham sits between the A3 and M25 Junction 10, and that one fact runs through every job here: when the A245 snarls, a three-minute hop becomes thirty, so we build that into the timing rather than pretend it away. Church Cobham and The Tilt are narrow lanes with on-street parking — tight to thread a van, so tell us where there is a gap near the door. The gated estates are the other story: Fairmile, Oxshott Way, Eaton Park and the Crown Estate run electric gates and long drives, and some homes have a second set of gates behind the first. You will need to buzz us through the outer gate, and it helps to say which set, because being held between two barriers wastes everyone's morning. Out toward Stoke d'Abernon and Downside it is much the same. School-run hours near the station and the High Street pinch up too.
