Tenant emergency
Lockout, break-in, a door that won't secure: Typically with you in 30–45 minutes — the same urgency homeowners get. We'll confirm your exact ETA when you call — no overpromising. After a break-in at a tenanted property, the door gets secured first and we can invoice you or your agent directly — the tenant is never left arranging payment.
Urgent, but not an emergency
A lock failing, a void that needs securing today: on site within 4 hours (8am–midnight) — a deliberate under-promise. We treat account jobs as urgencies, so it's often sooner.
Planned work
Changeovers, upgrades, compliance visits: typically scheduled same or next working day, booked around check-outs and inventories — with a written quote the same working day.
Email, for accounts
Account customers get email as a jobs channel: emailed jobs are confirmed within one working hour (8am–10pm) — send the job from your desk, get the confirmation in the same thread for the file.
Out of hours is identical to the public: lines closed midnight–8am for account customers too — it's written in the terms, with no unwritten exceptions. Overnight, WhatsApp the job or send the form and it's first in the queue when the lines reopen.

We don't do 30-day terms — we do something better: nothing owed before, nothing chased after. The job's done, you see it, you pay — and your statement shows only paid invoices.
The job comes in
Your tenant calls, you call, or you email it through — whichever suits. The person who answers is the locksmith, not a call centre.
Confirmed before work starts
A fixed quote in writing, approved by you — by phone, WhatsApp or email. Nothing starts until the number is agreed.
Done, then paid at completion
Payment at completion — never before we start, never chased after. Card on file or a payment link to wherever you are — you see the completed job, then you pay.
A paper trail that files itself
An itemised invoice — total price, no VAT added on every job, addressed to the right entity — plus a monthly statement of paid invoices for your bookkeeping. Statements never carry a balance, because there's never one owed.
The price advantage nobody mentions
No VAT on top — and why that matters to a landlord.
No VAT added — and since you can't reclaim VAT on residential lets anyway, that's a real saving, not an accounting line.
The mechanism, plainly: residential rent is VAT-exempt, so a landlord can't reclaim the VAT on contractor invoices — it's simply absorbed as cost. Our prices have no VAT added in the first place, so at the same gross price that's roughly a 17% real difference against a VAT-registered supplier. Every job closes with an itemised invoice — total price, no VAT added.

Lock changes between tenancies
Every set of keys you can't account for is a liability with your name on it. Cylinders changed between tenants from £99 per door, new keys labelled, and the change noted on the completion sheet for your deposit file.
Escape routes — key-free egress
On fire-escape routes nobody should ever need a key to get out. Licensing inspectors look for thumbturn cylinders and key-free final-exit locks: we survey the route, fit what the inspection expects, and put it in writing.
Voids, possessions & securing
Between tenants, after damage, or while a sale drags on: securing after a break-in from £115, boarding up from £135, lock changes at the point of possession — confirmed in writing for your solicitor's file. Discreet and punctual.
Evening jobs (from 6pm) add a flat £20 to every figure above: lock change / replacement from £119 , securing after a burglary from £135 , boarding up from £155 . It’s in your fixed quote before we set off, never on the invoice.

Do I qualify with just one property?

Can we settle by invoice at the end of the month?
Payment is at completion for everyone — the job's done, you see it, you pay, usually by a payment link to wherever you are. What you get monthly is a statement of paid invoices for your bookkeeping, not a balance to chase. Nothing owed before, nothing chased after.
Can tenants call you directly?
Yes — that's the point of an account. The tenant calls, we attend, and you stay in control: we confirm the job with you before any work starts, and the payment link comes to you at completion, not to the tenant. You don't drive over, and your tenant isn't left picking a locksmith off a search ad.
What happens with an emergency at 2am?
